1. Courtesy Warning Letter (Optional)

At the sole option of the Board, the Association may send a Courtesy Warning Letter via email or mail. This Courtesy Warning Letter advises the property owner they may not be in compliance with the community covenant(s). There is no fine levied with this letter.

2. Violation Notice Letter

If a violation is not resolved in response to any Courtesy Warning Letter or if a Courtesy Warning Letter is not sent, the Board may send a Violation Notice Letter noting a possible fine will be levied if the violation is not cured by a stated deadline.

3. Subsequent Violation Notices for Continuing or Repeat Violations

If an owner has been sent a Violation Notice Letter for a particular violation and the same violation continues or a similar violation is committed within six months of the Violation Notice Letter, the POA may reinstate previously levied fines or levy additional fines either with or without notice to the owner. If the POA desires to send notice of additional fines, the POA may do so by means of a Subsequent Violation Notice.

Common Covenant Questions

Fences

On golf course lots: Wrought iron black metal fencing is permitted. They must be forty-eight inches high with a minimum of four-inch spacing between vertical lines. On non-golf course lots: Privacy fences up to six feet tall are permitted in rear yards that do not face the golf course.

Swimming Pools

All swimming pools must be inground. All swimming pool design and construction designs must be submitted to the ARC.

Parking of RVs and Boats

RVs and boats may not be permanently stored at your property. Additionally, they must be parked on your driveway and not on your lawn. You may keep RVs and boats at your property for a maximum of 2 weeks within a six-month period.

Waste Containers

All trash, garbage, or other waste containers shall be stored out of sight except on collection days for each property.

Mailboxes

All mailboxes must be of brick construction.

No Street Parking

Property owners should park vehicles in their driveway or garage and not on the street. This is especially important during nighttime hours. The covenants provide property owners with temporary exceptions for holidays, group meetings, etc.

No Parking Vehicles (including Trailers) on Grass and Sidewalks

At no time should vehicles, including trailers, be parked on property owners’ lawns or sidewalks. Even when parked in the driveway, vehicles should never cover any part of a sidewalk.  Exceptions may be granted for police and emergency vehicles.

Maintenance of Yard

All developed lots within the subdivision must maintain their yards in a clean and sanitary condition. Developed lots must keep their grass at no more than six inches. Yards must be trimmed and edged to conform to subdivision standards.

Detached Structures

Prior to installing a detached structure (e.g., storage shed, guest house, pool house, barn, or other structure) on your property, ARC must review and approve the plans. This approval should be in writing and permanently kept by the property owner to demonstrate compliance.

Noise and Animal Control

All pets must be restricted to owners' residences unless leashed. Pets must be kept on a leash when walked. Animal droppings should be bagged and not left in neighborhood yards. Constant loud barking dogs or other types of loud noise should be controlled to stop annoyance or nuisance to neighbors.
